[K+] How To Build, Manage & Track Squeeze Links

A squeeze link is a special link that you create to use in advertisements or social media posts. When the potential lead clicks on this link, the potential lead sees a list of properties all matching the criteria you specified, and the system records that the link was clicked. If you connect a hashtag to this link, then that hashtag will be assigned to that potential lead when they register. It's specifically designed for you to be able to see how many people clicked on the link, and how many of them became leads. Using hashtags, it can also tell you which leads came from which advertisements.

If you want to setup searches (Listing Alerts) automatically for your leads that come from these squeeze links, you can.

You can also have specific drip campaigns automatically assigned to the leads that sign up from your squeeze links. Just match the hashtag setting for the campaign to the hashtag used in your squeeze link.

Clicks that come from Facebook display a special registration pop up that shows Facebook as the only login option.

 

How To Create Squeeze Links

These features are found under 'Lead Generation' and the option 'Build Squeeze Page' on the left hand side of your Agent Dashboard.

Once you click on that link, you can scroll down to the builder:

Buyer Lead Squeeze Links display a set of search results relative to the criteria you select. For example, if you want to make a post about homes that were recently reduced in price, in area X, this link will display those results.

Name - Set a name for your squeeze link. This is used to label your link in the list of created squeeze links. It's important to note that your 'source' and 'hashtag' should always be unique for each link you create. While your source and hashtag may be shorthand, your link name can be 'readable.' For example, the name of my link might be '300K Reduced Facebook Ad Version 1' and the source might be '300fbrdv1' since the source should not contain spaces. 

Source - identify source or "anchor" for URL. This may be similar to the "name" of your link when you review your click stats later. Ideally, you would give all your different links different sources/names so that you can identify each one separately. For example, if you are doing two advertisements that use different wording, you would want to see which ad generates more leads. Giving your links different sources or names like "ad_version_1" and "ad_version_2" will help you figure out which ads perform the best. Then you create additional variations of your successful ads over time to get the best possible conversion rate you can.

Hashtag - Specify a hashtag for this squeeze link. This will add the hashtag to any leads that sign up from this link. It's excellent for connecting specific leads to specific squeeze links so you can see directly where they came from.

please note, if the hashtag does not yet exist, it could take up to 2 hours to show initially from when a new lead is created with it.

Area - Choose area you would like to pull info from the MLS for. Begin typing the area name, then select the best match. Be aware that areas are pulled directly from your MLS and are separated into MLS Area (Area), Neighborhood, City, and County.

Draw On MapIn lieu of choosing an area you can opt to draw an area to search within a polygon on a map.

First, click the green button to 'Draw Area On Map.'

Then, when the map appears, click on the polygon icon.

Then, start clicking on the map to draw a polygon. Do not click and drag, just click for each boundary/point.

You can have a maximum of two polygons. Use the 'Clear Shapes' button to erase and start over.

Click the 'Apply' button on the top left to set the areas you drew.

Listing Type - Choose listing type; this can be any single type or multiple types of property

Price - The link will only display properties in the specified range.

Beds - The link will display only properties with a minimum amount of the specified bedrooms.

Baths - The link will display only properties with a minimum amount of the specified bathrooms.

Options - Choose an option from drop down

Type - Choose Buyer

Property Views Allowed Before Registration - Set the number of properties you want visitors to be able to see before they are prompted to sign up to view more. 1 property is the default, and 0 means to display the signup form as soon as they open the link. PLEASE NOTE - Disabling registration/selecting 'never' defeats the purpose of squeeze pages and will not generate new leads for you.

Click Build Link

Results will show you a # of listings that match that criteria for the area you choose, if you like the results you can triple click to copy - or - click into the field and copy the link and post into facebook, buffer/hootsuite, specialty facebook groups, advertisement endpoints, etc.

After clicking the build button, your link will be saved at the top of the page.

Important - If you click build link, be sure to click the 'Build New Squeeze Page' button at the top right of the page to create a new link.

Otherwise, if you change the information in the builder and click build link again, it will overwrite the link you just created in the list at the top.

Seller Lead Squeeze Links display your sell page, without any header/footer to minimize distractions. They are great for embedding in some advertisements or sites that target potential sellers.

Area - Choose area you would like to pull info from the MLS for. This will show an average price of homes for sale in the website title, which is useful for Facebook Posts.

Listing Type - This does not affect the seller squeeze page, so leave it as the default Single Family.

Price, Beds, Baths, Options - Leave as none/blank.

Type - Choose Seller Type.

Click Build Link

Results will create a customized valuation link for that particular area you specified. you can triple click to copy - or - click into the field and copy the link and post into facebook, buffer/hootsuite, speciality facebook groups, etc

After clicking the build button, your link will be saved at the top of the page.

Underneath the Buyer/Seller Link Builder is the Single Property version. Essentially this is a direct link to a specific property that is trackable just like any squeeze page or landing page. However, instead of advertising listings in general, we are advertising a specific listing.

Listing ID - This is the specific MLS Number of the listing we are generating the link for.

How To Manage Squeeze Links

At the top of the squeeze page builder page, there will be a table that contains all of the links you've created. It contains a search box to filter out a particular link, and there is a copy, clone, edit, and delete button for each link in the table.

 

  • The copy button will copy the full link to your clipboard to paste into advertisements or posts.

  • Click edit to change the parameters of the link.If you change the parameters of a link, and continue to use it for subsequent advertisements, your statistics will not accurately reflect the performance of your ad.

  • Click clone to make an exact copy of the link, with a different name. This is perfect for when you want to create a new variant of an advertisement. Be sure to change the name and the source of the link so that you can differentiate between advertisements.

  • Click delete to remove a link from the table.

Custom Squeeze Links

When the criteria in the default squeeze builder is too limited for what you want, you can instead build a custom search, and turn that into a squeeze page.
Perform a search using all the criteria you want on your Kunversion site. (Preferrably on your subdomain)

  1. Once you see the search results, click into the address bar and copy the URL.

  2. Open up notepad or some basic text editor and paste the URL into it. We want to paste into something that is not going to try to auto link our URL.In windows, you can right click your desktop, and select new -> Text Document. Open it and paste your URL inside.

  3. On your newly pasted URL. If you see that it ends in "#rslt", please be sure to delete the #rslt. If you do not see #rslt, then proceed to the next step.

  4. At the end of the url, add &ppc= and your source code/name, just like in the squeeze builder tool. Do the same with &addht= for hashtags.

Now you have something that ends just like a normal squeeze link, only the URL has all of the criteria you want in it!

Note - This method will not add the custom created link to the squeeze link table on the squeeze link builder page. You will need to keep track of it manually. However, the statistics of your custom squeeze links are still tracked in 'Advertising Results' at the bottom of the page, because it uses the 'source' of the squeeze link, not the 'name' that is created using the tool.

How To Track The Performance Of Your Squeeze Links

On the squeeze link builder page, scroll down until you see 'Advertising Results.'

On the Team/Admin Dashboard, mouse over settings and click on 'Advertising Squeeze Pages' 

This section shows you four key pieces of information:

  • Source - The source of a particular squeeze link. This is why the sources of your links should all be unique.

  • Visits - How many times this particular link was clicked.

  • Leads - How many sign ups you got from this particular link.

  • Sign Up Rate - The total number of leads divided by the total number of clicks. Anything better than 6-7% is good. Really great advertisements will pull a conversion rate of over 10%.  

Hashtag Tracking

Whenever you use that hashtag parameter in your squeezes, that hashtag gets assigned to your leads that signed up from that squeeze.  

You can open that hashtag in your dashboard, and filter down using additional hashtags to analyze any metrics you want to track, using the drill down on the far right hand side.
