[BoldTrail] Website Market Reports Overview

The Market Report feature allows you to automatically send a report to your people based on an area, city, neighborhood, or zip code.

Overview

Website Market Reports include a visual summary of area-specific statistics like the number of new listings, price reductions, average list price, etc.  Your leads can view market reports themselves at any time by clicking the Market Report link from the search results on your website. Upon viewing the report, they can also subscribe to receive a monthly report for that area.


Where to Find Market Reports

The page your contacts will access market reports on is located in a link, within the search tools of your BoldTrail website. Of course, you could also send them a link directly.

If you generate a market report squeeze link (explained later), it will direct your potential leads or clients to the actual report page without making them go through any of these steps. 

To access it from the homepage, begin by accessing the advanced search options:

Then, click on the market report link:

Depending on your Search Layout, it can be in different locations on the page.

Here, you will be prompted to enter an area.

After entering an area, if the user is not already logged in, they will be prompted to register to access the report. This creates a new lead if they don't already exist in your BoldTrail database.

The first section of the report contains a header with your information.

This contains the first group of data points:

  • Homes for Sale

    • Please Note: This value is the total number of homes that have been for Sale in the last 30 days.

  • Price Per Sq Foot

  • Off Market Listings

  • Number Of Days On Market

  • Number Of Price Reductions

  • Average List Price

Please Note: Because the Website Market Report is not a live feed similar to your MLS, the number of listings shown in your Market Report may not match what is in the feed.

This is because the Market Report is designed to provide a direct snapshot of the real estate market over the last 30 days. Due to this, it is possible for recently sold properties to appear on your Market Report.

Each stat is compared to the previous month and is represented as a percentage. For example:

The average list price in this area is $769,281. It has decreased 0.9% since last month.

The next section of the report contains 3 different sections for "Most expensive", "Popular Listings" and "Recent Listings" properties in which all are clickable to quickly access the details.

In the middle of the page, there is an option to "Learn More" which requests Seller Services to directly ask the Agent a question -

Finally, at the bottom of the report, there is a Subscribe option that allows the Lead to subscribe to future reports.

  • If the user clicks 'subscribe' they will be subscribed to a monthly automatic email that will link them to this page.


Where Do the Statistics Pull From?

The statistics on the BoldTrail Market Reports pull directly from the MLS connected to your website.

  1. The total number of listings on the feed that are in the selected area.
    (This only includes Single Family, Townhomes, Condos)

  2. The total number of listings that are new to the feed, have dropped from the feed, and how many days (on average) they were on the feed (in the last 30 days).
    (This only includes Single Family, Townhomes, Condos)

    Compared to the previous 30-day period.

  3. The average list price of all Single Family/Townhomes/Condos that were on the feed in the past 30 days.

    Compared to the previous 30-day period.

  4. The total number of price reductions (in the past 30 days).

    (This only includes Single Family, Townhomes, Condos)

    The total sum of all listings prices divided by the total sum of all sq footage.

    (This only includes Single Family, Townhomes, Condos)

  5. Listings with the highest number of views (in the past 30 days) across all BoldTrail sites, in all accounts.

    (This only includes Single Family, Townhomes, Condos)

Data Calculation

  • Market Report Totals: Market reports use totals instead of MLS aggregates to provide more accurate data.

  • Coverage: Totals cover all MLS areas whether the agent, office or company has access to the MLS. The totals section removes duplicates when a listing appears in multiple MLSs.


Automatically Generated Market Reports

If you'd like automatic Market Reports to be set up for contacts when they view a property on your website or in the event they have a Search Alert set but no Valuation or Market Report, you may do so from the 'Market Reports & Valuation Settings' tile found under 'Marketing'.

Once you click into the tile, select the settings you would like under 'Market Report Activation'.

If you add a new Search Alert, a new Market Report will automatically be generated based on the new area.

Please Note: The Market Report will be added within 1-2 days to allow you time to add one if you would prefer to choose a different area.

Automatically generated market reports will default to a 28-day frequency. This will also be the case for any imported leads, should you choose this automation preference when completing the Lead Import Request Form.

Market Reports: Viewed Listings Criteria

Created If:

  • Contact viewed listings between 24-48 hours ago.

  • No existing market reports/listing valuations for the contact.

  • Contact is subscribed to emails and has a valid email address.

  • The report uses the most recent listing viewed if multiple listings are viewed.

Not Created If:

  • Listings were viewed less than 24 hours ago or more than 48 hours ago.

  • Contact is unsubscribed from emails.

  • Contact does not have an email address.

  • Contact already has a market report/listing valuation.

Market Reports: Search Alerts Criteria

Created If:

  • Contact added search alerts between 24-48 hours ago.

  • No existing market reports/listing valuations for the contact.

  • Contact is subscribed to emails and has a valid email address.

  • The report is based on the most recently added search alert area if multiple alerts are added.

Not Created If:

  • Search alerts were added less than 24 hours ago or more than 48 hours ago.

  • Contact is unsubscribed from emails.

  • Contact does not have an email address.

  • Contact already has a market report/listing valuation.


How to Manually Add Or Manage Market Reports

At any time, you can manually subscribe a contact to market reports. Offering to send them a regular market report is a great way to get a conversation going.

Similarly, you would also prompt people to get set up on search alerts to get a detailed list of properties sent to them that are new or updated on the market. 

To manually add or manage a market report, open the details of a contact from within BoldTrail.

You can assign, change, or remove market reports on the right-hand side of a contact's profile.

Click the '+Add' button to access the controls. Click 'Add Report' and enter an area and interval. You can add additional reports as needed.

After a report is added, you can click on the pencil icon to update the area or interval. Click on the gray 'X' on the bottom right of the controls to remove the Market Report if necessary.

You can also send that specific report at any time as long as the lead is subscribed.

Anytime a report is added or removed, it will be recorded in the contact's timeline.


Automatic Monthly Home Valuation Report

If your website offers your leads the chance to find their home’s value, after they fill out that request, they will automatically be subscribed to receive a monthly update on that valuation that also includes the market report for their zip code.


Market Report Squeeze Links

You can generate links to subscribe to your market reports. These could make for great advertisements or bonuses to the services you offer potential clients.

Simply set the parameters of the market report and generate a link. They will land on the market report page, where they can subscribe to future reports if they want.

First, navigate to the 'Lead Engine' tab and select 'Build Squeeze Page'. Next, click the 'Market Report' tab at the top.

Location - Begin typing and select the location you want the report to cover.
Source - Set the lead source should someone submit their information to your website.
Hashtag - Set the hashtag should someone submit their information to your website.
Generate Link/Reset - Click the 'Generate Link' button to create the links to copy and post to social media or your advertising sources. Two link types are available: short links which are useful for texting, and direct links which are needed for advertising platforms or to avoid getting blocked by social media spam filters.

At this time there is only a Default image when posting onto Facebook with the Market Report Squeeze pages.

Please Note: Due to data timing and availability, market report statistics may differ from market reports provided or created in MLS systems.
