Overview

Inside Real Estate's Buyer-Focused advertising program is a powerful combination that maximizes the number of new leads and minimizes your advertising costs. You can elevate your Buyer ads to a whole new level with this add-on!

Keep your database growing with fresh leads each month from Buyer-Focused ads! The Facebook AI Advertising options optimize your ads to pivot according to the ad's targeted area and performance. It also includes a retargeting aspect, meaning your Facebook ad will be repositioned in front of any visitors to your website or those who have clicked on your Facebook ad in the past and it will appear at a time that they may be more likely to convert.


Smart Social Leads at a Glance

  • Dynamically created carousel of listings in a targeted ad. Show local buyers a targeted selection of listings from your website in their area, kept up to date automatically. Your ad will have 10-15 versions running at the same time for the most engagement opportunities.

    • Where do these listings come from?

      • The listings from the Smart Social Leads tile are pulled directly from your brokerage listings. InsideRE will then backfill from the MLS.

      • Your own listings will be prioritized over your company’s so that your ad targeting runs based on the location of your listing so that they line up closer to your target real estate location.

  • Desired zip/postal code. Each order will support a single zip code to market to. Facebook creates a target audience for the ad based on the individual listings - this means that the people added to the audience could be those who are physically in the vicinity of the listing or have visited the area.

  • Buyer ad specific Hashtag. Every New Lead that is generated from your Buyer ad will automatically have #kvbuyerpaid applied to their contact record.

  • Get high-quality lead contact information. Leveraging Facebook’s lead form, get valid contact information including name, email address and phone number automatically pulled from their Facebook account.

  • Smart Social Leads advertising is automatic and deeply integrated with BoldTrail. Smart Social Leads are fully automated, with no complicated configuration or setup - making it easier to keep in touch and spend your time forming relationships through meaningful interactions. The leads will be fed straight into your Smart CRM as a New Lead. They will be automatically assigned a hashtag (#kvbuyerpaid) and lead Source (kvBuyerPaid) for easy identification and assignment to Smart Campaigns.

Please Note: In order for Smart Social ads to be created, you must have your Agent MLS ID entered in your profile settings. While you can still go through the steps of purchasing Smart Social Leads, you will not see any impressions because the ad will not be created.

If you have already purchased Smart Social Leads and have not seen any impressions after 48 hours, be sure that your MLS ID has been entered into your profile.


Ready to Get Started?

To find more information, navigate to the Marketplace in BoldTrail. Scroll down until you see the 'Smart Social Leads' tile and click "Learn More".

Next, choose your desired monthly investment amount. This will determine your advertising budget, how many times your ad will be seen, and the contact volume.

After selecting your plan, you'll next need to choose a term length.

Please Note: Inside Real Estate cannot guarantee a specific amount of leads generated each month or their quality as Internet leads usually have a longer buying or selling timeframe.

Once you have made your selections, choose the website domain that your Smart Social plan will apply to.

Finally, you will need to customize the following settings in order to continue with your purchase:

  • Targeting

  • Target Area Size

  • Compliance Text

Target Area

Enter an address or zip code to select your targeting location. Once an area has been selected, choose the target area size by adjusting the circle width.

Facebook creates a target audience for the ad based on the individual listings - this means that the people added to the audience could be those who are physically in the vicinity of the listing or have visited the area. This means that it's possible to receive leads who do not live within the area provided - but have instead visited.

You may only submit an order for one area at a time, if you are looking to advertise in multiple locations you will need to purchase each ad individually per zip/postal code.

Compliance Text

If you operate your real estate business in a state or province that requires specific disclaimers to be displayed on any online advertising you use, then you can enter that text in this field.

Please Note: You are responsible for knowing the laws and regulations for your type of business within your area, Inside Real Estate is not liable for any fees you may incur from a lack of disclaimer text on the ads.


How the Ads Work

Once the order form is submitted you will see a confirmation message appear and the ads will be set up immediately. 10-15 different ad copy versions will be circulated in front of Facebook users 18+ years old whose location is set to your chosen area.

The Buyer-Focused ads have an Artificial Intelligence aspect that rotates the 10-15 different ad versions based on the users' searches and what ads they are clicking on.

Please Note: Facebook creates a target audience for the ad based on the individual listings - this means that the people added to the audience could be those who are physically in the vicinity of the listing or have visited the area - not just those who live there.

TIP: You will probably not see your Facebook ad when using your Facebook account. This is due to various factors, but the most common is that your profile address does not fall into the targeted radius. The second most common reason you will not see your Buyer-Focused ad is due to your searching history not matching what the Facebook ad AI algorithm is looking for when finding users to show the ad to.

Once a Facebook user clicks on the ad they will be asked to provide their contact information on a lead capture form. The information will automatically default to pulling the information in their Facebook profile.

They will then need to agree to general terms of use before submitting their information and being added to your Smart CRM as a new lead.

You will receive a new lead notification email with the Source as 'btBuyerPaid' and the lead will have that hashtag in your Smart CRM for easy filtering.

TIP: If you have the BoldTrail Mobile app downloaded you can also receive new lead notifications as a push notification on your phone.
