Overview

The seller valuation tool within kvCORE is used to offer an estimated value with the address of that property. The seller valuation report can be assigned to a contact from both the kvCORE websites as well as within each individual contact profile. Home valuations are a great way to capture seller-focused leads using kvCORE and provide current seller leads with a free home valuation.

Please Note: Please be aware that the valuation reports are created using publically available sales data. They are still just an estimate and the most accurate valuation would be an in-person assessment.


Seller Sign-Up Experience

When a potential Seller finds their way to your Sell page (whether organically, by a Landing Page, etc), they will be prompted to input their home address in order to receive a detailed home valuation.

After adding the address and selecting 'Next' the Seller will be taken to the main page which offers homeowners multiple automated home value estimates. They will be able to view these estimates before adding in their contact info - but to view more they must give their opinion on the valuation or click into one of the locked areas.

Please Note: When using the address-capture Squeeze Page, leads who come in via the Squeeze Page will not have access to the valuations before fully signing up. To learn more about Squeeze Pages, click here.

Keep in mind your account's Coverage Only settings. If Coverage Only is turned on for your account, comparable properties and the Buyer-Interest Funnel will not populate with properties that fall outside of the specified areas.

Heat Map

The heat map will show general Buyer interest, with the darker portions indicating the highest interest. You may zoom in to see comparables using the plus and minus symbols on the righthand side.

Please Note: The Buyer-interest on the heat map is pulled directly from the MLS.

The pins on the heat map will show property info underneath the map, showing the most recent active, closest active, most recent sold, and closest sold, as well as property information such as bed/bath.

Please Note: If your account is not set up to show Sold properties, they will be substituted with the next most recently active, and next closest active.


Buyer Interest Funnel

The funnel is a prioritized view of engagements that indicate a Buyer's interest in a property. The Company captures all engagements and categorizes the interest from broad search, to searching in the area, list price alignment, and funneled down to "featured Buyers" to put a spotlight on the most engaged matches.

Automatic Home Valuations

You can automatic Home Valuations for contacts when a home address is added to their Contact Record using the 'Market Reports & Valuation Settings' tile within the 'Marketing' tab.

Automatic Home Valuations will automatically be toggled on for all kvCORE users added after September 2023 (with the exception of Canadian users)!

Please Note: Contacts must have a valid, opt-ed-in email in order to receive Home Valuations.

Once you click into the tile, select the settings you would like under 'Market Report Activation'.

Bulk Imported Leads

Bulk imported leads will also have an automatic Home Valuation set up for those that have a home address listed in the CSV file.


How to Sign Up for a Seller Valuation - Agent Website

On each website provided by kvCORE, you have a built-in 'Sell' tab, this area of your site will allow leads to enter the listing address in order to receive a home valuation.

To access this area select the 'Sell' tab on your website home page

Within your 'Sell' tab, your contacts will enter their address to get their property's estimated value. After entering the home address, they'll click 'Next' to continue.

To have access to further information (such as the heat map, or Buyer-interest funnel) contacts will need to input their information.

Please Note: When a prospective lead begins to put in their address for a home valuation and then exits the page before putting in their contact information the lead is still added to the CRM. You may delete or archive the lead if you wish. You will not receive New Lead Notification Emails regarding these leads.


How to Sign Up for a Seller Valuation - Contact Record

If you already have sellers in your CRM then you can set them up with seller valuation from within the lead profile. This option allows you (the assigned agent) to send the valuation report without the lead requesting one themselves from the 'Sell' tab.

To access the contact profile, find the user's name in your Smart CRM and click into their profile.

From there, go to the menu to the right of the contact profile and scroll down to 'Listing Valuation'. Add the address and click 'Save'. To send the valuation to your contact click the 'Send Now' button.

You can edit or change the valuation address with this process at any time.

You can then view the information as a note in the contact timeline.


Canada Sell Page & Valuation Overview

Canadian Agents, please be advised that the valuation tool provided by kvCORE gathers the valuation data for listings through a unique method that is not fully usable within Canadian borders. Canadian Agents using kvCORE are restricted in their usage with the home valuation reports. Because of this difference, valuations requested through a kvCORE seller valuation report for Canadian users will display as follows:

The Canadian Sell page will not show valuations, sold properties, or the heat map. However, it will give Seller leads the ability to directly contact the Agent, and learn more about what may impact the value of their home. The purpose of the Sell page for Canadian Agents is to prompt potential Sellers to reach out to an Agent for more information.


Frequently Asked Questions

A lead came in with an address only. Why, and what do I do?

This happens when a prospective lead begins to put in their address for a home valuation and then exits the page before putting in their contact information. The lead is still added to the CRM as a way to keep you updated on how many people are requesting the valuation, and is really only there for reference. The Valuation will NOT run if the lead does not put in their contact info, even if the information is available. You can delete the lead that's automatically created or archive them if they'd like them removed from your CRM.

My lead entered an address and it shows $0 - is there something wrong with the tool?

Most of the time this happens when there is not enough data to give a good computer-generated valuation.

Why was my lead asked to contact me to receive the valuation instead of having it sent to them immediately?

This can happen if some data is available, but not enough to create an automatic valuation.

Where can I view the valuation?

The valuation can be viewed in the contact timeline! You'll be able to review all of the information that the client received.
