Subscription Property Boost FAQs

What does getting setup look like?

Step 1: Set Your Budget.

First, set your monthly budget to cover your new listings. A $250 budget will cover 4 new listings a month for a 7 day boost.

Step 2: Advertise

Next, ads will start running based on your chosen ad duration, budget, and posting criteria. New ads will be created until your budget is met.

Step 3: Maximize

Finally, if you don’t have enough listings to cover the monthly boosting number, we will run a multi-property ad using listings from your brokerage or you can choose to re-boost with credit.


When will my ads go live?

Ads will go live the same day as your first billing date. Once the ad feed is set up, it will start producing ads on the next run. We process feeds a few times per day, so provided you have inventory that fits the criteria, we can have your ads created as soon as that day.


What does the Subscription Property Boost Dashboard look like?


What is the Subscription Property Weekly Performance Email?

Only agents with admin rights receive weekly ad reports on ads created by feeds. They must have purchased ads from the dashboard or own the feed we are generating the listings from.

The performance email provides the following information:

  • Property

  • Agent name

  • Impressions

  • Leads clicks

  • Shares


How do Subscription Property Boost leads appear in my Smart CRM?

Every Subscription Property Boost leads will appear in your Smart CRM with two hashtags:

#propertyboost and #pb[street address]

The Smart CRM will automatically apply the CORE Default Buyer Campaign. The campaign will follow up for 30 days and at the end of the campaign the lead will be moved to a prospect status and added to the CORE Prospect Buyer campaign that lasts for 365 days. If the lead responds, the Smart CRM will automatically transition an Active Lead for follow up.

A final summary email will be sent to you for each boosted listing whose ad is ending so can decide whether to re-boost it or not.


How will I know if my leads are Subscription Property Boost Leads?

Each lead generated by a Subscription Property Boost ad will have two hashtags automatically applied to their contact record in your Smart CRM for easy filtering: #propertyboost and #pb[first 15 address characters] which looks something like #pb2317MerganzerRo, where the '2317MerganzerRo' is the first 15 characters of "2317 Merganzer Road".

Having a general #propertyboost label enables you to send out general buyer-specific communications, like a newsletter blast directed towards internet buyer leads. Having a property-specific hashtag allows you to send out updates about a particular listing to just those who showed interest, like an Open House announcement.


What is the Boost with Credit Feature?

Subscription Property Boost has a feature that gives you the option to take unused monthly boost credits and re-boost a listing of your choice, at no additional cost. In addition to this feature, you will still have the option to turn your remaining credit into a carousel ad using other listings in the MLS.

When credit is available, you will see the RE-BOOST WITH CREDIT icon. Re-boost credits will need to be used within the current month. If you do not actively choose to re-boost with credit, the system will revert to running ads as it does today.


What types of Boosts are there?

  • Listing - normal listing ad with call to action.

  • Open House - includes event info with call to action.

  • Price Reduced - title announces price drop with call to action.

  • Sold - shows sold property with call to action.


How should I nurture Subscription Property Boost leads?

There are a few assumptions you can make about the leads generated from a Subscription Property Boost ad that are helpful when planning your conversion tactics:

  1. They either own a home or are renting one in that area.

  2. They aren't necessarily "ready, willing, and able" yet.

  3. Even though they might not be ready to make a move now, most of your leads will eventually buy or sell a house.

  4. Your follow-up plan should be focused on starting a conversation about what kind of real estate plans they have, not what kind of plans you would like them to have.

Keeping these things in mind will help set the stage for successful lead nurturing.
