PropertyBoost Motion ads put your listing in front of thousands of local buyers with dynamic, eye-catching video ads on Facebook and Instagram. Built from your MLS photos, these motion-based ads grab attention, drive more clicks, and spark real conversations. With boosted visibility, higher engagement, and leads sent straight to your CRM, PropertyBoost Motion Ads are a smarter, more impactful way to market your listings—and close more deals.

Ready to get started with PropertyBoost Motion?
Getting Started
Once you've logged into your account, you'll be able to purchase a PropertyBoost Motion ad from a few different locations in the system. Look for the PropertyBoost icon as you move around the system.
Dashboard
From the Dashboard, select the button with the PropertyBoost icon from the Today's Objectives menu. Alternatively, you can click on the ad for your most recent listing which will show in the top right corner of your Dashboard Activity.
My Listings
Select Listings on the left-hand menu. Select the properties you'd like to boost and click on Boost Property.
Marketplace
Navigate to your Marketplace tab on the left-hand menu. Scroll down until you see the PropertyBoost Motion tile and click Boost Now.
Checkout
Once you've begun the checkout process using one of the options above, you can get started customizing your Boost by clicking Boost Now.

Select the MLS listing you would like to advertise, and click next and then choose the tab for Motion. You have the choice here to go back to an Image ad if you wish.
Build Your Ad
First, pick the photos you would like to run in your video scenes. Note that we have suggested what type of photos to place in each scene. Keep in mind that image quality matters. With PropertyBoost, your listing is getting thousands of views. Make every one count by choosing bright, high-resolution images that showcase your listing’s best features—like curb appeal, stunning windows, or a unique outdoor space.
Create Preview
Once you have chosen all of your photos, click to Create Preview to watch your new ad. Make changes as needed before you move to the next step.
Purchase
Confirm your selection and move to purchase. Note that you will only be able to purchase a 7 day ad with the Motion ad type at this time.
Configuration
Post purchase, if you wish to configure your ad a bit, you will have the option to do so from the checkout flow. You can also make configuration changes from the dashboard before the ad goes live.
Update your Compliance Text and website your leads land on.
In the next step, you can choose to send any seller leads automated reports of listing visits and social media shares, if necessary.
Pricing
For a limited time only, the cost will be $89. Once the introductory price offer is completed, PropertyBoost Motion Ads will be $99 each and will run for 7 days.
PropertyBoost Reporting
To allow you to track your PropertyBoost success, we have a number of places where you can see your ads performance including your Dashboard and your Performance emails you can watch for.
Dashboard
Your PropertyBoost Motion dashboard will show you all the currently running Motion ads, as well as past ads for previously boosted listings along with impressions, clicks, shares, and leads for each ad.
To access your PropertyBoost Motion dashboard, simply click into the PropertyBoost tab from your Marketplace.
Note: There will now be two sections for the PropertyBoost dashboard. For your PropertyBoost Motion performance data and leads information, you will need to click on the Motion Button.
You will not see a newly boosted listing's ad immediately appear on your PropertyBoost dashboard since it can take up to 24 hours for the ad to propagate, but all New Leads generated by your Active ads will appear the moment they submit their information. Analytics and impressions for newly boosted ads will be available to view on the Dashboard within 24-48 hours of creation.
Seller Client Notifications
When you boost a listing, you have the choice to add in the client's contact information so they can receive daily emails containing the stats for their property.
This is an easy, automatic way to keep them informed of your marketing efforts for their listing and show them the number of impressions, clicks, New Leads, and shares on Facebook that their property generated.
You will also receive a weekly email with the same data for each of your boosted listings so you can access these on the go along with your PropertyBoost dashboard.
A final summary email will be sent to you for each boosted listing whose ad is ending so can decide whether to re-boost or not.
If you have chosen to add your Seller Client's information to their listing's PropertyBoost, they will receive their own version of the final summary email as well.
PropertyBoost Leads
Each lead generated by a PropertyBoost ad will have two hashtags automatically applied to their contact record in your Smart CRM for easy filtering: #propertyboost and #pb[first 15 address characters] which looks something like #pb2317MerganzerRo, where the '2317MerganzerRo' is the first 15 characters of "2317 Merganzer Road".
Having a general #propertyboost label enables you to send out general Buyer-specific communications, like a newsletter blast directed towards Internet Buyer leads, while having a property-specific hashtag allows you to send out updates about a particular listing to just those who showed interest, like an Open House announcement.
BoldTrail's default Smart Campaigns list includes a campaign that you can enable specifically for these PropertyBoost leads titled "Property Boost & Facebook Ads Campaign". This campaign contains just three touches:
An automatic text message
A scheduled call assigned to you for following up with the New Lead
A task assigned to you for setting up search alerts based on the listing's details.
If desired, you can edit this Smart Campaign to include more automated communications on your behalf and/or to schedule further calls or tasks for yourself to continue that nurturing.
PropertyBoost Terms
Please Note: By purchasing PropertyBoost, you are agreeing to the terms of use notated at the bottom of the pricing plan list:
"In order to boost this property, you must be the listing agent or have permission from the listing agent to do so. Using property boost is the sole responsibility of the agent. The brokerage will not be held responsible for misuse or failure to comply with permission requirements. Ads take 24 hours to go live. If you are a lender, please do not boost the listing; your leads will be routed to your company and not assigned to you. If the listing becomes Pending/Under Contract/Sold during the duration of the boost, no refund will be issued for the time used and/or remaining. Any time remaining cannot be transferred to a new listing."
PropertyBoost Motion FAQs
How long is a PropertyBoost Motion ad?
Currently our PropertyBoost Motion ad is available as a 7 day ad.
Where is the ad placed?
It is placed through Meta on Facebook and/or Instagram. Because PropertyBoost Motion uses a video format, it unlocks video-optimized placements that static image ads often can't access—leading to broader reach and often better performance. Placements that your ad may land are stories, video feeds, suggested videos, and reels.
What types of listings or templates can I promote with PropertyBoost Motion?
At this time, PropertyBoost Motion has one template available that features a listing, its images, the number of bedrooms and bathrooms, and the price. If you want to highlight additional information like Open House dates, you would be better off going with our standard PropertyBoost image ad where you can choose from the different template types.
Can I change the way the branding looks on the ad?
The branding/colors will be pulled from the purchaser's account profile. Whatever branding the purchaser has associated with the platform will be what appears on the ad, if no branding is associated, it will stay generic.
What configurations am I able to make once I purchase the ad?

Can I download the ad?
PropertyBoost Motion ads are designed specifically to run as part of your paid ad campaign through our platform, and they are not available for download or external use. This helps ensure they comply with social platform guidelines and are optimized for the highest possible engagement through paid placements.
Do I get to choose my photos?
Yes, you will be prompted to choose the images you would like to use based on suggestions from our experience ad team. You will make your choices in the checkout flow.
Can I preview the ad before I purchase?
Yes, as you go through the checkout, you will choose your images. Then there will be a place to click Create Preview where the Motion ad will run for you to preview.
Can I change the images if I do not like the preview?
Yes, click on the left video scene images to replace the one you would like to update.
Can I edit an ad or adjust the images once I have purchased the ad?
After purchase you will not be able to update photos or change price, etc. as the video has to render and create a specific URL for Meta to play.
How do I choose the best listing images?
Your ad images are your first impression—so choose ones that stop the scroll. Bright, high-resolution photos that highlight your listing’s best features tend to perform best.
Tips for picking the right images:
Skip the default front shot if it’s dark, dull, or unflattering.
Highlight the wow factor—like vaulted ceilings, updated kitchens, or standout outdoor spaces.
Think like a buyer: What image would make you click?
Consider recognition: A front-of-house image can help if it’s eye-catching or locally familiar.
Make every impression count by leading with your most scroll-stopping photo.
Can I add a video of my own?
No. To ensure compliance with Fair Housing and social platform ad policies, PropertyBoost Motion only supports videos created from your MLS listing photos. Uploaded videos could include unvetted content that risks ad rejection, takedown, or compliance violations. Limiting to our pre-formatted video ads ensures your ad runs smoothly and meets all advertising standards.
Can I add a talk track?
Including a voiceover introduces risks related to spoken claims or language that may unintentionally violate housing ad rules. By keeping PropertyBoost Motion ads image and text-based, we maintain compliance, ensure faster approvals, and protect your ad performance across all placements.
Can I pre-schedule?
Yes, just like with our static ads, you will be able to schedule up to 14 days in advance. If you wish to make any changes to your ad, those changes will need to be made at least 24 hrs in advance of the chosen ad date.
Where do I find the performance tracking for my PropertyBoost Motion Ads?
You will receive emails with the ad tracking. You will also be able to visit the PropertyBoost Motion Dashboard.
How do I access my PropertyBoost Dashboard?
Go to your Marketplace.
Click the PropertyBoost Dashboard button.
Inside your dashboard, click the PropertyBoost Motion tab to view Motion-specific ads.
Does PropertyBoost Motion count toward the PropertyBoost Loyalty Club?
No, the PropertyBoost Motion ads are a separate product. During our introductory phase, these ads are already discounted, so for now they will not count toward the Loyalty Club boosts count, additional pricing discounts, or badge/slide download benefits.
