What is CORE PropertyBoost? 

CORE PropertyBoost is one of the easiest ways to get exposure for your listings and generate affordable leads from them.

CORE PropertyBoost automatically creates a Facebook "Lead Generation Objective" Ad that is shown to Facebook users who live within 15 miles of your listing. It then collects the name, email, and phone number that Facebook has on file for any user who opts in for more information via that listing ad.

CORE PropertyBoost includes an option to include your Seller Client on daily statistics emails about the activity their property is generating on Facebook to keep them informed.

What does a CORE PropertyBoost ad look like? 

There are three different versions of the ad, but they will all look similar to one another.

The title will change depending on the boosting type you choose when boosting a listing. For instance, if you select Open House as the boosting type additional information will be displayed for the event and the ad will reflect that the property has an open house scheduled.

What would my cost per lead and return on investment look like?

Lead counts will vary by listing and location, and Inside Real Estate cannot guarantee the quantity or quality of the leads, but you can estimate your cost per lead around $4-$9.  

With a $60 boost, you could potentially see 7-15 leads generated. On a $240 boost, you can estimate 25-60 leads to be generated.

If the listing goes off market during the boosted timeframe can I cancel the ad or receive a refund for the time it isn't Active?

No. If the listing goes off market for any reason you will not be able to receive a refund. If you would like to cancel the ad, you can reach out to marketplacesupport@insiderealestate.com and request to stop the ad.

If I don't have an Active listing can I boost another Agent's listing instead?

Technically yes, but it depends. CORE PropertyBoost will allow you to boost any Active listing in your MLS and Inside Real Estate is not responsible for any fees or penalties incurred due to improper boosting.

You will need to check your brokerage's policy regarding rules on marketing other Agents' properties. Your MLS board will also have regulations on this topic and it is your responsibility to stay within all applicable guidelines.

You may only boost other listings with proper permission and only within the context of your brokerage's and MLS board's rules and policies. Because rules vary widely, it is strongly recommended you reach out your Broker and/or MLS to confirm if you are unsure.

Please Note: If you boost a listing from CORE ListingMachine, the leads will automatically be sent to the Agent with the associated Property Tour Site. Do not boost another Agent's listing otherwise you will be generating free leads for them!

Can I set up CORE PropertyBoost to automatically boost every listing I get?

Yes and no. Individual Agents cannot set up CORE PropertyBoost to boost every listing they win, but an Office or Company Admin can subscribe to an Enterprise version of CORE PropertyBoost that will automatically boost all listings won by the Agents in the Office or Brokerage.

Why is CORE PropertyBoost better than a regular Facebook boost?

CORE PropertyBoost uses a "Lead Generation Objective" ad to collect valid contact information from the Facebook user's profile.

Regular Facebook boosts can only send traffic to the listing's property details page on your kvCORE or k+Team website or CORE ListingMachine property tour site and will not collect information beforehand.

The ad through CORE PropertyBoost will direct users back to the property's details page on your website or your property tour site after first capturing the lead's contact information and adding it to your database.

Can I set the targeting for my CORE PropertyBoost ad? 

Yes and no. You cannot choose a target demographic, but you do have the opportunity to change the target city on the purchase page. Due to Facebook regulations, the 15-mile radius around the city cannot be changed.

Facebook's algorithm does a great job of finding people who might be interested in your listing and who will click on your ad.

Can I Boost the same listing in two cities?

No. Due to regulations set by Facebook a Boost can only target one city at a time. If you would like to target multiple cities you will need to wait until the first the Boost ends and then purchase in the new city afterwards.

I want the listing price to display on the ad so it's clear for Buyers. Can I do that?

Absolutely! To show the price on a Property Boost ad toggle on 'Display Price' when purchasing your ad.

Is the CORE PropertyBoost ad run through my Facebook Business page?

No. Inside Real Estate will create and manage it on your behalf through an in-house Facebook account and will send all generated leads straight to your kvCORE or k+Team Smart CRM or your CORE ListingMachine leads list.

This also means that you do not have to have a Facebook page in order to boost your listings.

Will changes to the property's details in the MLS update the ad?

Yes! If you boost a listing and then have to make changes, like a price reduction, the ad will update with the new information within 24 hours.

How soon does my CORE PropertyBoost go live?

CORE PropertyBoost ads can take up to 24 hours to go live and you will receive a confirmation email once it is published on Facebook.

Where do I access the stats on my CORE PropertyBoost ads? 

All of your Active, Completed, and Upcoming boosts along with their ad and lead data are displayed on a CORE PropertyBoost-specific dashboard.

Accessing that dashboard depends on the platform you used to boost the listing whose stats you are looking for.

kvCORE

  1. Log into your kvCORE account.

  2. Click on the "My Business" tab on your Dashboard.

  3. Click on the PropertyBoost link.

k+Team

  1. Log into your k+Team account.

  2. Click on the Marketplace tab to the left.

  3. Click on the green "Get This" button on the CORE PropertyBoost tile.

CORE ListingMachine

1. Log into your CORE ListingMachine account.

2. Click the grey "Actions" button to the right of any listing.

3. Click on the PropertyBoost option from the drop-down that appears.

4. Click the green "Login" button to the right.

Using one of the above options will take you straight to your CORE PropertyBoost dashboard where you can boost more listings, add Seller Client information to an Active ad, or view the ad and lead data per boosted listing.

If you are an Admin who purchased CORE PropertyBoost in bulk for your agents, you will have the filter options along the top of your dashboard.

Please Note: If you have both CORE ListingMachine and kvCORE, you can boost listings from either platform. However, the CORE PropertyBoost dashboard is specific to each platform.

This means that if you boost a listing in kvCORE, you will have to access the CORE PropertyBoost dashboard from kvCORE. You will not see it on your CORE PropertyBoost dashboard when accessing it from your CORE ListingMachine account and vice versa.

How do I set up my Seller Client to receive email notifications? 

Once you have boosted your listing, you can access it on your CORE PropertyBoost dashboard under the Active tab.

Under the green Active label is a blue link titled 'Seller Info'. You can click on that to enter your Seller Client's name and email address which will automatically opt them into receiving notifications about their listing's stats.

TIP: Let your Seller Client know ahead of time so they are expecting these emails and do not send them to Spam on accident.

Where can I find my CORE PropertyBoost leads? 

All your CORE PropertyBoost leads will be automatically added to your kvCORE or k+Team Smart CRM and you can filter for them using the hashtag #propertyboost.

Each boosted listing includes a listing-specific hashtag as well, so your leads will have a second hashtag that starts with "#pb" and ends with the first 15 characters of the listing's street address. For instance, "#pb2317MerganzerRo", where the '2317MerganzerRo' is the first 15 characters of the listing's street address: 2317 Merganzer Road.

If you boosted the listing through CORE ListingMachine, the leads from your CORE PropertyBoost will be added to your Leads list.

How should I nurture CORE PropertyBoost leads? 

There are a few assumptions you can make about the leads generated from a CORE PropertyBoost ad that are helpful when planning your conversion tactics:

  1. They either own a home or are renting one in that area. 

  2. They aren't necessarily "ready, willing, and able" yet. 

  3. Even though they might not be ready to make a move now, most of your leads will eventually buy or sell a house. 

  4. Your follow up plan should be focused on starting a conversation about what kind of real estate plans they have, not what kind of plans you would like them to have. 

Keeping these things in mind will help set the stage for successful lead nurturing.

Here is how that might look for you: 

  • Do a 1 Week boost on every listing you win.

  • Follow up with the leads generated following the best practices above, which involves letting the automation in kvCORE or k+Team do a lot of the heavy lifting.

  • Extend and re-boost listings that really resonate with your market and generate a lot of leads to scale the winners. 

  • Repeat, repeat, repeat!

TIP: Remember to use CORE PropertyBoost to close more listing appointments and justify price reductions on some of the listings you have so they sell faster. You can easily use the tracked data on your boosts to prove your recommendations!
