MLS Feed Information

How long should my MLS feed take to update?

Most MLS feeds will update hourly (or faster), but some may take longer. Several factors contribute to the amount of time it takes an MLS feed to complete an incremental update, including:

  • the overall size of the MLS or individual update

  • the reliability of the MLS server or IDX provider and any potential limits they may impose on data consumption

  • potential browser caching

If you've noticed a significant or repeated lag time between when listings are added to your MLS and when they are displaying on your website or within the CRM, please send along those examples so that we can investigate. Recent or active examples are preferred. Listing IDs and full listing addresses are also appreciated.

I can find the listing in Boldtrail by searching for the MLS#, but it is not displaying an address, nor can I search for the listing by address. Why is that?

This could be caused by a setting within the Listing's MLS settings. There is a field called "InternetAddressDisplayYN" that could be set to N or No, preventing the MLS from sending the address in the Listings data to BoldTrail.

This setting will have to be adjusted by the Listing agent within the Listing's MLS settings. Once updated, the address should populate within Boldtrail within 24 - 48 hours.

An MLS field is not populating as a keyword search option. Can it be added?

It may be possible to add that field as a keyword option as long as the field and relevant data are provided in the IDX feed from your MLS.

Why can't I search for Public Remarks using the keyword search option?

In order to return results when searching Public Remarks, the keyword used must exactly match the full content of the Public Remarks field in a listing. This is because BoldTrail's search functionality uses a full-value match system for unique fields such as Public Remarks.

For example, if a listing's remarks say, "This charming home boasts an in-ground pool and spacious backyard," a search for the keyword "in-ground pool" will not bring up this listing unless "in-ground pool" is the complete content of the "Public Remarks" field.

Due to this limitation, searching via keywords on Public Remarks may not be helpful, as the system will not be able to match parts of sentences or phrases.

Latitude and Longitude are available for my listing in the MLS. Why isn’t it present in IRE?

Some MLSs may not include latitude and longitude in their IDX feeds for technology providers. This may be due to the data provider they use to obtain listing coordinates (such as Bing or Google) and their contract stipulations with that company, the IDX provider who managers their data feed and their contract stipulations with that IDX provider or they may choose to exclude it for another reason entirely.

When latitude and longitude are not included in the IDX feed we receive, Inside Real Estate relies on our 3rd party partners to provide coordinates for listings. In the rare case where the latitude and longitude are empty for a listing its very often due to rural areas or new construction not covered by mapping APIs or the address is poorly formatted in the MLS data.


Listings & Websites Behavior

Where can I view and manage my listings?

You can manage your existing MLS listings in BoldTrail by navigating to the Listings tab on the left-hand menu.

Clicking on this tab will bring you to a list of all MLS listings. If you'd like to choose your specific listings, brokerage listings, team listings, and manual or sold listings (when applicable) you can hover your cursor over the listings tab for the pop-out menu.

Please note: The listings displayed in the Listings tab are based on the properties selected under Web & IDX > Types Served.

How can I add my own listings manually?

To add your own listings into BoldTrail, click on the Listings tab, and then select Manual Listings button at the top.

Then, click + Add Listing at the top right.

Please Note: There are a few things to keep in mind when manually adding your listings:

  • Listings you manually add are NOT added to the MLS.

  • Listings will be syndicated to third parties such as Zillow (when available).

  • Listings will connect to school information from your MLS, but do not use any other MLS data, meaning that the options you select or input are not connected or derived from your local MLS.

  • Listings will show on your website in a special section (either titled 'Exclusive Listings', Coming Soon Listings' or 'Sold Listings' depending on the type) instead of alongside normal MLS listings.

  • Listings will be sent out in Listing Alerts and can be used by the different tools in BoldTrail (text listings, email listings, etc.). Also, note that this can be sent out by other agents in the brokerage as an alert as well.

Why are my listings not showing on the website?

If your listings are not populating on your website, this may be due to one or more of the following factors:

  • The property type for the listing is not enabled in your website settings. In BoldTrail, navigate to Web & IDX and search for the Types Served setting. Any property type selected here will be pulled from the MLS to your BoldTrail website and be searchable by potential customers.

  • The IDX feed may still be processing the new listings. While most MLS feeds update hourly, some may take longer to process new changes. If less than 24 hours have passed since the properties were listed, the listings may not have had a chance to sync completely. If 24 hours have passed and your listings are still not displaying, please reach out to our Support team with examples.

  • The MLS feed for the listings may not be connected to your website. You can check the footer of your website to confirm which MLS feeds are currently connected. If the specific MLS feed associated with your listings is missing, it will need to be added to your account.

  • Your Agent MLS ID has not been added to your profile. Adding your personal MLS ID to your BoldTrail profile will automatically sync your personal listings to your BoldTrail website. If the MLS ID is missing or has been entered incorrectly, the listings will not display. If you haven't yet added your Agent MLS ID or need to update the current information, follow these steps!

How can I link listings directly to my website?

If you need a direct link to a listing that you can copy and paste into any other medium or message outside of BoldTrail, you will find it on the property details page at the upper right-hand side, under the listing Agent info. You can use the icon to the right to easily copy the link to your clipboard.

This will link to the property on your personal BoldTrail website.

Why are listing photos showing as 'Photo Coming Soon' or missing?

If you're seeing 'Photo Coming Soon' on a listing while viewing your website, it's likely that the listing doesn't have photos yet. This can happen if the photos are lagging behind the MLS data and have not yet synced to BoldTrail. This may take upwards of 24 hours to reflect.

However, if 24 hours have passed and the listing has not populated any photos, please reach out to Support.

Please Note: In certain cases, Sold listings may not be set to sync images from the MLS after being removed from the market or marked as Sold. If you are noticing missing images on listings that have been sold, we recommend contacting your MLS directly for more information.

How can I ensure only my listings are displayed?

To ensure that only your listings are displayed on your website, be sure that your personal MLS ID has been entered into your Agent profile:

  1. Click the dropdown menu on the top right.

  2. Select My Profile.

  3. Click the blue Edit Profile button.

  4. Enter your Agent MLS ID in the designated field.

  5. Click Save.

This will connect your listings to your website and display them under the My Listings tab. If you have multiple MLS IDs, separate them with commas (no spaces).

Please Note: It is not possible at this time to add your MLS ID from the mobile app. If you need to add an MLS ID or make any other changes to your profile, you will need to access a desktop computer to do so.

Why is my listing showing the wrong status (pending, active, sold)?

If one of your listings is displaying a different status than is listed on your MLS (for example, the listing shows as Pending on your BoldTrail website instead of Active as shown on the MLS), it is likely because the MLS data has not yet synced over to BoldTrail. This may take upwards of 24 hours to reflect correctly, but the issue persists, please do not hesitate to contact our Support team to investigate further.
